Bryn Mawr Real Estate and Living Guide
Bryn Mawr is a Main Line community west of Philadelphia that straddles a township line, with streets in Lower Merion Township in Montgomery County and Radnor Township in Delaware County. Apartments, condos and mixed use buildings sit near Lancaster Avenue and the train station, while the side streets hold twins, townhomes and single family homes. Max Karasick, a Compass agent licensed in Pennsylvania and New Jersey, helps buyers, sellers and renters pin down the township and tax picture for each address.
Who It Fits
Buyers who want a single family home with a yard within reach of a Regional Rail station
Renters who want the train and the Lancaster Avenue shops as part of an ordinary walk
Commuters who want both the Paoli/Thorndale Line and the M line nearby
Buyers comparing Lower Merion and Radnor homes by full tax and school district totals
Housing Stock
Bryn Mawr has no government of its own. Lower Merion Township lists it among its villages and Radnor lists it among its unincorporated communities, so one mailing name covers streets in two townships and two counties. Rosemont and Villanova nearby work the same way. Check the county parcel record first on any address.
Near Lancaster Avenue and the station, the train and the shops are a walk rather than a drive. On the side streets you trade some of that for twins, townhomes and detached houses. That is the first real decision here: how much of the week to spend on foot versus how much space to have behind the house.
If exterior plans matter, check the historic rules early. Lower Merion’s Historical Architectural Review Board reviews exterior work in the township’s local historic districts. Radnor has its own Historic and Architectural Review Board for the North Wayne Historic District. Before closing, confirm whether the property sits in a designated district or on a township historic list.
Condos and townhomes carry monthly association fees, so read the budget, reserves and rules, not just the fee. With an older house, point the inspection at the roof, the heating system and drainage. That is where the money goes on almost any older house.
Prices and Rents
Price follows township side, distance to the station and Lancaster Avenue, lot size and property type. A condo near the station, a twin on a side street and a detached home on a larger lot do not compete with each other, and the township side changes the cost of owning even when two houses look alike.
Max shares current Bright MLS figures for Bryn Mawr on request, including median sale price and days on market, pulled for the specific property type a client is weighing.
Decide early whether walking to the train is a need or a want. The houses nearest the station and the houses with the most yard tend to be different houses.
Getting Around
Bryn Mawr station, at 54 North Bryn Mawr Avenue, is on SEPTA’s Paoli/Thorndale Line between Haverford and Rosemont. Under the timetable effective October 18, 2026, trains run to William H. Gray III 30th Street Station, Suburban Station and Jefferson Station, and SEPTA lists bus route 105 at the station.
The second option is SEPTA Metro’s M line, formerly the Norristown High Speed Line, which has a Bryn Mawr stop on its route between 69th Street Transit Center and Norristown Transit Center. For now, SEPTA has posted shuttle buses in place of trains north of Bridgeport through December 19, 2026, with trains running between Bridgeport and 69th Street.
Lancaster Avenue is the main road through the commercial area. Before an offer, make the real trip: front door to platform at the hour you would leave, home again after dark and a Saturday of errands. The listing gives the distance. The walk tells you whether you will do it.
Taxes and Costs
Pennsylvania property tax is three bills, not one. The county, the township and the school district each set their own millage rate. Haverford Township’s finance page lays out the math: assessed value times the millage rate in effect, divided by 1,000. Assessments are set at the county level, so two houses on the same street can carry very different totals if a township or county line runs between them.
On the Lower Merion side, assessments come from Montgomery County’s Board of Assessment Appeals and the township’s Tax Collection Office bills the school district tax on a July to June fiscal year. A homestead exclusion can reduce the school bill on a primary residence. On the Radnor side, owners pay Radnor Township, the Radnor Township School District and Delaware County, each with its own due date. Pull the current year’s millage from each body’s page before comparing two Bryn Mawr homes.
Pennsylvania charges a realty transfer tax on a sale. The Department of Revenue lists the state portion at 1 percent of the value of the real estate (as of October 2026), and local jurisdictions add their own share, which varies by municipality and school district. Buyer and seller usually agree on the split in the contract, so build it into the numbers from the first offer. For a comparison with the city, see the Philadelphia transfer tax guide.
Schools
Bryn Mawr addresses can fall in the Lower Merion School District or the Radnor Township School District depending on the township, and buyers should confirm the district for a specific address and review school information directly with that district.
Working With Max in Bryn Mawr
For sellers, Max prices from recent closed sales in the same township and school district, adjusted for lot, condition and distance to the station, then runs a listing campaign with professional photography, Compass marketing and a showing plan built around the property. Owners can start with a home valuation request or read more on the selling page.
For buyers, Max builds the search around township and school district, distance to a Paoli/Thorndale Line or M line stop, the full tax bill and any local historic district. Start on the buying page, find rental help on the renting page or reach Max through the contact page.
