East Passyunk Avenue: What's New on South Philadelphia's Main Street

East Passyunk Avenue is busy this fall, and most of the action is in the kitchens. City permit records list 69 permits issued on East Passyunk Avenue addresses in ZIP codes 19147 and 19148 between January 1 and late October 2026, with at least four storefronts on the 1500 and 1600 blocks mid fit-out for restaurants. The one with a name attached is River Twice, which The Philadelphia Inquirer reported on July 22, 2026 is expanding next door into 1603. Every address below can be checked on Atlas, the City's property map, as of October 2026.

Where Are the New Restaurants Going on East Passyunk?

Right around Tasker Street. That's where the hoods, sprinklers and new electrical services keep turning up in the permit file.

Start at the corner. River Twice sits at Tasker and East Passyunk, and the Inquirer reported it's taking over the former Manatawny Still Works tasting room at 1603 for a bar and casual dining room: 24 more seats, including a 13 seat bar, with a September target. The paperwork agrees. A December 2025 zoning permit lets 1601 and 1603 operate as one, and two March 2026 building permits approve opening the first floor wall between them for a sit-down restaurant.

Directly across the avenue, 1602 has been on the restaurant track since an August 2025 zoning approval. In late July 2026 it picked up a fit-out permit, a ten foot kitchen hood and trade permits that describe a sushi restaurant. No name has been announced, so for now it's simply the sushi place at 1602.

Up the block at 1548, a December 2025 change of use covers a sit-down restaurant plus an artist studio, and the June 2026 building permit keeps the two apartments upstairs. A September electrical permit brings in a new 400 amp service for the restaurant. At 1648-52, a basement restaurant approved in 2025 picked up a tenant fit-out permit in August 2026 and an October permit for kitchen equipment and point of sale wiring. That last one usually means somebody's close.

Two more are earlier in line. 1437 got a permit in June 2026 for an eight foot restaurant hood, and 1515 received a zoning permit on October 9, 2026 for a sit-down restaurant with a single family home in the same building. Zoning comes first and doors open much later, so don't call for a table yet.

Shops, Salons and Studios

At 1843-45, an April 2026 zoning permit approved food, beverage and grocery retail, with a certificate of occupancy following in May. Next door at 1839, a September change of use covers artist studios and consumer goods retail. And 1707 switched to personal services in January, with a plumbing permit that spells out a beauty salon fit-out. None of these has a publicly announced name, and this piece will add names when an owner or a credited outlet announces them.

Apartments Above and a Rebuild at the North End

The housing story happens mostly upstairs, one or two apartments at a time. The exception is at the north end of the avenue in ZIP code 19147. At 704 East Passyunk, a zoning permit issued January 6, 2026 approves partial demolition and an addition with decks and balconies, for a child care center and multi-family housing. A June demolition permit covers the old one story commercial building, and excavation and foundation permits came through in April. The permits don't list a unit count yet.

Further south, 1908 has an April 2026 permit for a two story rear addition creating a vacant commercial space and two apartments. 1606 switched to two-family use in July 2026, and a September permit adds a new 400 amp service. And 1835 has a July zoning permit for an addition and a roof deck over a personal services space and apartments.

Short Stays and What Permits Leave Out

Two addresses picked up changes of use to limited lodging this year: 918R East Passyunk in May 2026 and 1038 in August. Limited lodging is the Philadelphia zoning permit for short-term rentals, stays under 30 days, run by someone who lives in the home as their primary residence, the Airbnb-style setup.

What you won't find in the permit file is a goodbye. A shop that closes doesn't pull a permit, so closings stay off this list unless they've been announced publicly. To check any storefront yourself, open the permits tab for the address on Atlas, and for a spot that plans to pour drinks, try the Pennsylvania Liquor Control Board license search. A permit is a green light, not a promise.

What This Means for Owning or Renting Nearby

Step off the avenue and the side streets are mostly two story brick rowhomes, a few with a new third floor. On the avenue, the typical building is a three story mixed-use with a storefront below and one or two apartments above, exactly what the 2026 permits keep renovating. Living over a restaurant puts dinner close. It also puts the exhaust fan close.

As of September 2026, Zillow's Home Value Index put the typical home in ZIP code 19147 at about $484,000, up 5.2% from a year earlier, and Zillow's Observed Rent Index put typical rent there at about $1,940 a month, according to Zillow Research. The avenue crosses into ZIP code 19148 at the 1600 block, so treat those as a ZIP-wide reference, not a price for any one block.

Before a client buys or leases near the avenue, Max runs the address and its neighbors through Atlas for open permits, changes of use and limited lodging. A fit-out next door means a few months of trades and a new hood on the roof; a rebuild like 704 means a longer stretch of trucks. For an apartment over a storefront he starts with the City rental license, and for new construction he checks whether a tax abatement applies. His process is on the buy page and the rent page, and the rest of the city is in the area guides.

FAQ

What's new on East Passyunk Avenue?

Mostly restaurants, as of October 2026. City permit records show restaurant fit-outs at 1548, 1601-03, 1602 and 1648-52 East Passyunk, early restaurant approvals at 1437 and 1515, and apartment work at 704, 1606 and 1908. The Philadelphia Inquirer reported in July 2026 that River Twice is expanding into 1603 East Passyunk.

Is River Twice expanding on East Passyunk Avenue?

Yes, according to The Philadelphia Inquirer on July 22, 2026. River Twice is taking over the former Manatawny Still Works tasting room at 1603 East Passyunk Avenue, adding 24 seats including a 13 seat bar, with a September target. City building permits from March 2026 approve opening the wall between 1601 and 1603.

What does limited lodging mean on a Philadelphia zoning permit?

Limited lodging is the Philadelphia zoning permit for short-term rentals, stays under 30 days, run by someone who lives in the home as their primary residence, the Airbnb-style setup. On East Passyunk Avenue, 918R and 1038 picked up changes of use to limited lodging in 2026. Check any neighboring address on Atlas before you buy or sign a lease.

What ZIP code is East Passyunk Avenue in?

East Passyunk Avenue runs through two ZIP codes. City permit records place addresses through the 1500 block in ZIP code 19147 and addresses from the 1600 block south in ZIP code 19148. That matters for market figures, because ZIP-level home value and rent numbers cover a much bigger area than the avenue.

How can you see what's planned for an East Passyunk Avenue storefront?

Search the address on Atlas, the City of Philadelphia's property map at atlas.phila.gov, and open the permits tab. Zoning permits show the approved use, building permits show the scope and trade permits for hoods or sprinklers show work underway. A business name becomes public only when the owner or a credited outlet announces it.
