Walk Frankford Avenue in Fishtown this fall and you can feel it filling in, with restaurants landing in old storefronts and new buildings going up with apartments stacked over shops. City permit records show more than 120 permits issued on Frankford Avenue addresses in ZIP code 19125 between January and late October 2026. The two biggest projects are a 40-unit building at 1716 Frankford and a 26-unit building at 1400-10 Frankford. The newest arrival is Call Your Mother at 1500 Frankford, which The Philadelphia Inquirer reported as newly open on September 9, 2026. Everything below can be checked on Atlas, the City's property map, as of October 2026.
What's Opening on Frankford Avenue?
Food leads the way. Read the permits and you can spot a restaurant coming months early. The trail tends to run in the same order: a zoning change of use, a building permit for the fit-out, then mechanical, fire suppression and sign permits.
Start at 1500 Frankford, where the trail runs start to finish. Zoning for a sit-down restaurant came through in April 2026, fit-out permits rolled in all summer and sign approvals landed in September. Then the Inquirer reported Call Your Mother open as of September 9, 2026.
A few doors down, 1412 Frankford picked up a building permit in April 2026 to create a prepared food shop on the first floor and basement, followed by a permit for an illuminated wall sign.
At 1700 Frankford there's zoning for a sit-down restaurant plus 2026 electrical work described as a bar and restaurant fit-out. Up at 1828 Frankford, zoning for a sit-down restaurant was issued October 14, 2026. That's step one, so don't book a table yet. Further up, 2016 and 2043 Frankford both got changes of use in February 2026: food, beverage and grocery retail at 2016 and a sit-down restaurant at 2043.
Of all these, only Call Your Mother has been publicly announced. For the rest, the permits tell you the use, not the name on the door. This article will add names once an owner or a credited outlet announces them.
New Buildings Rising Along the Corridor
Most of the new construction on the avenue follows one recipe: a three or four story building with commercial space at street level and apartments on top. Building permits issued from mid 2025 through October 2026 tell the story.
The headliner is 1716 Frankford, a three story building with a common roof deck, shell commercial space and 40 dwelling units. An October 2026 amendment split up the commercial space, and a May 2026 zoning permit approved food, beverage and grocery retail there, so food or grocery retail downstairs is on the table.
Down the avenue, 1400-10 Frankford is a four story building with three commercial spaces and 26 dwelling units, permitted in June 2026. Excavation got its permit in July. Cue the big machines.
The smaller ones add up fast. 2516 Frankford is a four story building with one commercial space and five units. 1871 and 2225-27 Frankford are four unit buildings, each with ground floor commercial space. 1808 and 2558 Frankford are three story buildings with commercial space and two units each. And 1313 Frankford is a three story rebuild with commercial space under a single home, permitted in September 2026.
Tally it up and that's at least 80 new dwelling units on the corridor, plus at least ten new commercial spaces.
What's Changing Use or Coming Down
Not every permit is a ribbon cutting. Some show buildings changing direction or vanishing.
The plot twist is at 1224 Frankford. A 2025 zoning permit approved a five story building with two commercial spaces and visitor accommodation. In other words, a hotel. Then in July 2026, the City issued a change of use permit for multi-family residential at the same address. Same lot, new story.
At 2455 Frankford, an August 2026 permit allows complete demolition to create a vacant lot. Over at 1122 Frankford, 2026 brought changes of use to business office and group medical practice, with interior alterations. And 1611, 1704 and 2201 Frankford all switched to personal services, the zoning category that covers uses like salons.
Closings rarely leave a permit trail, so this list skips them unless the owner or a credited outlet has announced the closure.
How to Check a Frankford Avenue Address Yourself
Want to play detective? Search any address on Atlas and open the permits tab. A zoning permit marked "change of use" names the new category. A building permit lists the approved scope, including dwelling units, floors and commercial space. For a bar or restaurant that will serve alcohol, the Pennsylvania Liquor Control Board license search shows license holders and transfers. Remember, permits are approvals, not promises. Plans change between approval and opening, and 1224 Frankford is proof.
What This Means for Owning or Renting Nearby
Step off the avenue and the side streets are mostly two and three story brick rowhomes, with newer construction rowhomes and small condominium buildings mixed in. On Frankford itself, the new housing is apartments above storefronts, which means more rentals with a restaurant or shop downstairs. Great for takeout. Worth a thought if you're a light sleeper.
As of September 2026, Zillow's Home Value Index put the typical home in ZIP code 19125 at about $379,000, up 4.9% from a year earlier. Zillow's Observed Rent Index put typical rent there at about $1,859 a month. Both are ZIP-wide numbers, so a rowhome a few blocks off the avenue and a brand new unit over a restaurant can land pretty far apart.
Before a client buys or leases near the corridor, Max pulls up the address and the parcels around it on Atlas for open permits, zoning changes and construction next door. A building going up across the street changes the next two years of noise, parking and views. For new construction, he checks whether a tax abatement applies and how long it runs. For owners renting out a unit, he starts with the City rental license. There's more in the Fishtown area guide, and Max's process is on the buy page and the rent page.

FAQ
What's new on Frankford Avenue in Fishtown?
Restaurants and apartments, mostly. As of October 2026, City permit records show restaurant and prepared-food conversions at 1412, 1500, 1700 and 1828 Frankford, plus new mixed-use buildings at 1400-10 and 1716 Frankford with 26 and 40 apartments over storefronts. Call Your Mother opened at 1500 Frankford Avenue in September 2026, according to The Philadelphia Inquirer.
How can you check what's being built at a Philadelphia address?
Search the address on Atlas, the City of Philadelphia's property map at atlas.phila.gov. The permits tab lists zoning and building permits with issue dates and the approved scope of work, like the number of dwelling units or a change of use. Zoning appeals and L&I violations show up there too, so it's a quick gut check.
What does a change of use permit mean?
A change of use permit is a Philadelphia zoning approval to use a property for a different category, like turning a store into a sit-down restaurant or an office into a medical practice. It's often the earliest public sign that a new business is headed for a storefront, well before any sign goes up.
How many new apartments are planned on Frankford Avenue?
At least 80 new dwelling units, based on building permits issued on Frankford Avenue in ZIP code 19125 between mid 2025 and October 2026. The biggest are 40 units at 1716 Frankford and 26 at 1400-10 Frankford. Most of the new buildings put commercial space on the ground floor with apartments above.
Is the planned hotel at 1224 Frankford Avenue still happening?
The use on file says no, as of October 2026. A 2025 zoning permit approved a five-story building there with two ground floor commercial spaces and visitor accommodation. In July 2026 the City issued a change of use permit for the same address to multi-family residential, so the use on file switched from hotel to apartments.
